Know What Your Roof Is Worth Before You Sell
Property Value Consulting from Rainstone Roofing helps improve your home's property value before you sell. We send a roofing professional to your home to walk your roof, take stock of its condition, and map out which improvements are worth making before you list — and which ones you can skip. We've built this service around conversations with top realtors across Dallas–Fort Worth and a deep review of resale data, so the advice you get reflects what's actually influencing offers in this market, not generic roofing industry talking points.
About Property Value Consulting
Strategic Roofing Advice Designed Around Your Sale
Dallas–Fort Worth buyers are sophisticated, and a tired roof can kill a deal or drag down your price at inspection time.
We’ve talked with top-producing DFW realtors and studied local sale data to know exactly which roofing upgrades actually move offers and which ones don’t. When we visit, we walk your property with that knowledge in hand and hand you a plain-language plan: what’s worth fixing, and what to skip.
Our advice is grounded in craftsmanship and material costs, not commissions.
Important: Rainstone Roofing Company is a licensed roofing contractor (#TL-GC-004727), not a licensed real estate agent or broker. Nothing provided during this consultation constitutes real estate, legal, or financial advice under Texas law. For advice on listing price, contracts, or real estate transactions, please consult a licensed Texas real estate professional.
The Process
What to Expect from Our Team
We Walk the Roof
A Rainstone specialist inspects your roof in person — materials, age, wear patterns, ventilation, gutters, and anything that would show up on a buyer's inspection report.
We Consider Your Specific Situation
We factor in your timeline, your neighborhood's comps, and your goals before we recommend anything.
You Get a Straightforward Plan
We'll tell you what's worth doing, what it's likely to cost, and what kind of return you can reasonably expect, as well as what to leave alone.
DFW Market Context
The Numbers Behind the Advice
DFW buyers move fast, but they negotiate hard on condition. These figures inform every recommendation we make.

What We Evaluate
Upgrades That Move the Needle in DFW
Not every upgrade pays off equally in every neighborhood. We match recommendations to your specific home, street, and buyer profile.
Full Roof Replacement
High-impact, inspection-day confidenceA new roof is one of the most powerful signals to buyers at inspection time. We’ll walk you through material options — architectural shingles, impact-resistant, or metal — based on what tends to resonate with buyers in your specific area.
Curb Appeal & Soffit/Fascia
High visibility, low costRotted or peeling fascia and soffit telegraph deferred maintenance to every drive-by buyer. Replacing these before listing is one of the more affordable, high-visibility improvements available.
Ventilation & Insulation
Energy efficiency matters to buyersTexas buyers are energy-cost conscious. Proper attic ventilation and insulation can be a meaningful differentiator, especially in competitive neighborhoods where buyers are comparing similar homes.
Gutter System Upgrades
Common inspection-day flagClogged, sagging, or disconnected gutters show up often in pre-listing inspection reports. We’ll assess whether a repair or a full replacement makes more sense for your timeline.
Hail & Storm Damage Assessment
Worth a closer lookDFW sees some of the highest hail frequency in the U.S. Many homeowners have damage they haven’t noticed. We’ll help you identify anything worth having your insurer take a look at before you list.
Neighborhood-Specific Fit
Matched to your marketThe right roofing material depends on your price point and buyer expectations. We match our recommendations to what fits your specific neighborhood, not a one-size-fits-all standard.
*ROI estimates are general market figures for the South Central US region and are not a guarantee of value for any individual property.
Why Us
Contractor Knowledge. Homeowner Loyalty.
We've Talked to the Realtors
We’ve sat down with top-producing agents across DFW to understand what buyers in different price bands actually care about — and what’s just noise. Our recommendations reflect those conversations, not guesswork.
Transparent Cost Estimates
We give you clear, itemized pricing for every recommendation. When we tell you what an upgrade costs and what it’s likely to return, you can trust the numbers are grounded in real material and labor costs.
No Commission Pressure
We’re not selling your house. We have no financial incentive to recommend more work than your situation calls for. Our reputation is built on honest assessments — sometimes the right answer is “your roof is fine, leave it alone.”
30+ Years of Field Experience
Our field team has seen thousands of roofs and knows how a buyer’s inspector thinks. We flag the things that get written up — before they show up on an inspection report and cost you negotiating power.
GAF Certified Contractor
If we recommend roofing work, we can back it with manufacturer warranty coverage — a transferable selling point you can market directly to buyers and their agents.
Fast Turnaround
We know that pre-listing timelines are tight. We prioritize Property Value Consulting visits and can typically complete recommended work within the window your realtor needs before photography and showings.
FAQ
Questions We Hear Most
The initial on-site consultation is free of charge. If you choose to move forward with any recommended work, those projects are priced separately with fully itemized estimates before any work begins. There’s no obligation and no hidden fees.
No. Rainstone Roofing Company is a licensed roofing contractor, not a licensed real estate agent or broker. Our consultation covers the physical condition of your roof and exterior, potential upgrade options, and general market context from a contractor’s perspective. We do not provide legal, financial, or real estate advice, and we do not set or recommend listing prices. For those matters, please work with a licensed Texas real estate professional.
Most consultations take between 45 minutes and an hour and a half, depending on the size of the home and the complexity of the roof. We’ll walk the exterior, inspect the roof from ground level and from the roof itself where safe, check gutters, soffit, and fascia, and spend time talking through what we find with you before we leave.
Ideally, four to eight weeks before your target listing date. That window gives us time to complete any recommended work — including a full roof replacement if needed — and have it wrapped up before photography, staging, and showings begin. If you’re in a tighter timeline, call us directly and we’ll do our best to accommodate.
Yes. We provide detailed documentation of storm and hail damage, including photo evidence, and we’re available to meet your insurance adjuster on-site to walk through our findings. We handle this regularly and know how to present damage clearly and accurately. Note: we work with your insurer on the roofing damage itself — we’re not public adjusters and we don’t negotiate your claim on your behalf.
That’s entirely up to you. Some homeowners find it useful to have their realtor present so everyone hears the same information and can discuss it together. Others prefer to review our written recommendations privately first. Either way works — we provide a written summary of our findings and suggestions that you’re welcome to share with your agent.
